Pre- Existing Inspection

Hawkeye provides a complete property inspection to evaluate the condition of your new home. This will allow you to gain perspective as to the condition of the home that you are planning to purchase. All inspections adhere to the standards set forth by the Texas Real Estate Commission. Each inspection covers the following items:

Structural

This is a visual inspection of all visible structural components from the foundation to the roof. We check for major and minor problems in the various structural systems and report our observations and opinions of the functionality of these components. This includes the foundation, grading, sidewalks, driveways, exterior walls and covering, windows, doors, interior walls, ceilings, floors, fireplaces, door locks, latches, attics, interior roof framing, ventilation, chimneys, etc.

Electrical

This is an operational and visual inspection of all accessible components that make up the homes electrical system. We check for major and minor defects and based on our observations and opinions offer our evaluation of the safety and suitability of the various electrical components. This includes the service, the main panel, circuit breakers, grounding, HVAC wiring, appliance wiring, GFCI locations, lights, fans, receptacles, switches, etc.

Plumbing

This is an operational and visual inspection of all accessible components that make up the homes plumbing system. We check for major and minor defects in the various components and report our findings based on our observations and opinions. This includes visible piping, commodes, bath tubs, showers, sinks, faucets, drain lines, water supply lines, vent pipes, hose bibs, etc.

Mechanical

This is an operational and visual inspection of all the components that make up the homes heating and air conditioning system. We inspect the installation and physical condition of the equipment, including supply and return air ducts, air registers, air temperature differential between the supply and return, gas fired furnaces for gas leaks, and other items. All components are operated in manual modes.

Appliances

This is an operational and visual inspection of the home built in appliances. We inspect water heaters, dishwashers, ranges and range hoods, ovens, microwaves, garbage disposals and compactors, door bells, garage door openers, hydrotherapy equipment, etc.

After the inspection, we prepare an easy to read comprehensive report of our findings and opinions as to the condition of the various components of the structure at the time of the inspection. This will allow you to be aware of any repairs that may be necessary.

Remember that no house is perfect. All homes have strong and weak points and it is up to you to decide if you wish to take on the responsibility of a particular house.
