| Hawkeye Home Inspection offers a three
phase inspection during the building of your new
home.
This allows you to be aware of the
condition of components that are normally
covered after completion. Our normal new
construction inspection is divided into three
phases, however, we are available to come out as
many times as you would like during the
construction of your home. Rates for additional
visits can be quoted at your
request. |

Foundation Stage
(Slab)
This
inspection takes place before the concrete is
poured. This allows us to visually inspect
footings, forms, rebar, excavations, vapor
barriers, underground plumbing, and backfill and
compaction, etc. An objective comprehensive
report based on our findings will be given to
you at the end of this phase.
It
is much easier to make repairs at this stage
than it is once the concrete has set.
A
copy of the foundation plan at this stage is
very
helpful. |

Framing
Stage
This
inspection should take place before the
insulation and sheetrock are installed. It is
advisable to wait until the house is dried in,
meaning the roof decking has felt paper
installed and the exterior sheathing and vapor
barrier are installed along the exterior walls.
This allows us to visually inspect components
that will be hidden behind walls and under
floors, etc. From the inside of the house we can
inspect the framework, the rough mechanical, the
rough plumbing, and the rough electrical. Once
again, an objective comprehensive report will be
provided to you at the end of this phase. Again,
it is less expensive to make corrections at this
stage than it will be after the walls and floors
are covered. |

Final
Stage
This
inspection should take place before the final
walk thru with your builder. This will allow you
to discuss concerns with an unbiased third party
as to his opinion of the condition of various
items. Common sense will tell you that it is
much easier to get the repairs needed before you
make that last payment than it will be once it
is paid. This phase is basically the same as a
pre-existing home inspection. We will perform a
room-by-room operational and visual inspection
of all the components that make up the home. We
will again visually check the foundation, the
windows and doors, the exterior and interior
wall coverings, flooring, insulation, each
plumbing fixture, bathrooms, kitchens, and
laundry rooms, the electrical service, each
electrical outlet, switch, and fixture,
fireplaces, kitchen appliances, ventilation,
airconditioning and heating, as well as,
exterior grading, driveways, garages, walkways,
and decks, etc.
